Trying to make up my mind to start spending 3 .oaths at a time in Indonesia twice per year but the visa thing is kinda tricky.

Just as a fairly trivial reply, I have been reading here about Hak Milik, Hak Pakai, and pre-nuptials, as well as many other things. Yes, the nominee arrangement is a scam in addition to being illegal. but the bigger scam/ deception in bali is the whole ’leasehold’ arrangement. This is where locals lease you their land for 25-30 years and tell you its possible to extend your leasehold in the future for the ’then market rate’ of the land— which can easily be 2-3x the price you paid initially.  What usually happens is foreigners end up developing villas only to have to hand back their 1.5-2.5M villa investment with no compensation. You also have no right to sell your leasehold without the property owners agreement and a depreciated price.  The only way to enter into a reasonable leasehold is to set up a PT/ PMA and have a ‘right to use and develop’ or hak guna bangunan HGB for 30+ 20+ 30 years with the government. There are still risks the extension laws and costs may change, and the cost of setting up at PT/ PMA can he high— but its a much safer way to invest in Bali. Bottom line: be very careful investing in Bali property.

Anyone who actually works hard to earn a living and has at least 1 -working- brain cell  would get proper legal advice and never get into any of  these  scamms,  one  would   think?

"...one would think?"  YES...one would think, BUT, the appeal of Bali, which is greater than the appeal of Homer's island of the sirens is greater, and when coupled to the stories of older expats who successfully used the old nominee scheme, this old scheme still finds many who are willing to take the risk, and venture forth.

Face the facts..."Bali tidak di jual"...Bali is NOT for sale.
