Insights on Pre-fabs in Puerto Rico

TDub6891

Hello everyone!聽 My name is Tony and I'm retired from the US Air Force, living in Texas.聽 My wife and I lived in San Juan while I was teaching AFROTC at the University of PR-Rio Piedras from 2002-2005.

We bought property in Arecibo, near the North Shore, while we were there and are looking to build on that property to move back in 2025.

Does anyone have anything Good, Bad, or Ugly to say about Pre-fabs in Puerto Rico?聽 Casa Mi Anhelo? Casa Bella? Or Casas FerrMax?

We're currently in the research phase and would like to interview builders in July 2024.

Thanks!

@TDub6891We have started the process with Casas Mi anhelo and so far the experience has been great BUT we have been unable to find a contractor to build.聽 We have land on the west side and are going on 3 years searching and no luck as of yet.聽 There are several others who have built or are building using pre fab companies.聽 If you put it in the search you will come up with several posts/opinions.聽

Best of luck to you!

My family聽 built prefabs for decades for Levittown USA and shipped to S.A. and Germany. Business died with my grandfather's death. My uncle didn't change with the times. I too, would like to populate a site with two or three prefabs and a large space building.

It sounds like 鈥減refab鈥 is being used to mean different things here, which is where the confusion comes from. Many of the companies mentioned aren鈥檛 true factory-built homes but pre-engineered systems that are still built on site and still require a local contractor, so they don鈥檛 avoid the usual delays.

From a durability standpoint, lightweight or wood-based prefab systems generally aren鈥檛 designed for major hurricanes. Concrete and reinforced block are the standard for a reason. Financing is also worth keeping in mind 鈥 even if someone builds with cash, resale can be affected if future buyers need bank financing.

Before going down any prefab path, it鈥檚 important to check local zoning and permitting rules, since those vary by municipality and can affect what鈥檚 allowed on a given lot.
