House purchase near Turís: Water, WiFi & Legal Issues

Hi there,

I'm buying a house near Turis, in Valencia.  My partner is Valencian though we both live in the UK currently.  Like to use it for holidays first then maybe move out - if we are able to do longer than the 90 days we would certainly be looking to do that. The house is not really aligned with the property regulations but it's been standing since 1980's so not about to be knocked down!  It's in its own grounds with a pool and overlooks a nature reserve with lovely views.  Very 1980's architecture and needs updating.  I would be keen to pick brains on the forum about things like 'no drinking water' (we have only agricultural water) no wifi cable, security, good trades people and all sorts.

From a Spanish property-law point of view, I’d just suggest checking the planning/regulatory status early on (especially if it doesn’t fully align with current regulations), and also clarifying the legal basis of the water supply, as agricultural water is common in rural areas but it’s always better to confirm rights/contract and whether a formal connection is possible.


If you share a bit more detail about the property’s classification and registration status, people here will be able to point you in the right direction. ***

It’s usually a good idea to understand what rights come with the water supply and how it’s managed locally, as well as what options exist for upgrades over time.


Planning status can also vary a lot depending on when and how the property was built, so clarifying how it’s classified and registered early on can save headaches later.
