The Apartment

– Fully furnished and equipped: air conditioning, TV, complete kitchenware, kitchen tools, dishing & washing machine, full furniture and quality mattresses.

– TV + Internet available (base package around €20/month, upgrade possible).

The Condominium

– Small private condominium with 13 apartments (8 permanent residents).

– The owner lives in the same condominium.

– Outdoor swimming pool available for residents.

– The apartment above operates as short-term rental (some occasional summer noise).

Location

– Supermarket 200 m away.

– Private hospital 1 km away.

– Quiet residential area.

Rental Conditions

– Formal long-term tenancy agreement, officially registered on the Portuguese Tax Authority portal.

– 1 month rent + 2 months deposit (deposit refunded after final inspection).

– Quarterly visits by the landlord (always scheduled in advance).

– Subletting strictly prohibited.

– Not included: water, electricity, piped gas, and internet (paid by tenant).

– Garage not included (used by the owner); several free parking areas available nearby.

Rules and Notes

– Maximum occupancy: 4 adults, up to 5 total persons, limited to a family household or similar.
