The way we went about this was asking friends for the names of brokers.聽 Here, brokers are very informal--they usually have a section of town where they hang out, and where they know the most information.聽 They then show you different places that are for rent, and help you bargain with the owners.聽 They get paid 10% of one months rent by you, and 10% by the owners of the place that is for rent.
So, I would say that you might start by picking an area of town that you would like to live in.聽 Will you have access to a car while you are in Addis?聽 That will make a big difference in how far from your work you want to live.聽
You would also have to decide about what you are looking for in an apartment.聽 I have seen very few apartments that meet my western definition of an apartment...more places are parts of houses that have been set up as small living areas.聽 What we have found is that if you want a hot shower and a western toilet (non-squat), and a kitchen, you'll end up paying a minimum of 1,500 Birr (about $170, U.S.).聽 You can get some very nice, furnished places, but they will be closer so 4,500 Birr (about $500 U.S).聽

Lodging varies significantly by what you are interested in.
I recently received an interesting website URL, I must say that I do not know them personally, but I found that some of the quotes were within ranges that I expected.There are several international schools there, I believe that the French school has a good reputation. If I find the link, I will post later.

I do have quite a few apartments vacant on my Block of five story building all fully furnished to a very good standard with all the service e.g Sattv, free wireless access,house keepers,concierge and receptionist stand by 24 hour,security 24hrs and all the apartments with balcony,two to three bedroom each have their own leaving room,master bedroom with unsuit,kitchen,bathroom .....

If you are on a tight budget, what I advise you is to get a studio or one bed room apartment in a government-constructed but privately owned condominiums found allover Addis Ababa. They are renting from Birr 1,500 (USD 110) to Birr 3,000 (USD 220)per month. The best way to find such units is to contact the informal small house brokers (called delalas in amharic). They usually do not have formal offices and wander around the condo's but have a very good database of the owners ready to rent their properties.
If you are looking for a villa, the best way is to look for houses in the area commonly knows as "AYAT" and "CMC" about 10kms from the center of the city. There you can fnd a nice villa with two bed rooms starting from Birr 3,500 ($260) a month. You will easily find the brokers (delalas) in the area.
The agentship/ brokerage services in the real estate sector in Addis Ababa is mainly informal. However, there are some formally established realtors. I can inform you their addresses/ e mails if you need their assistance. Unlike to the practice in the other parts of the world, realtors in Addis receive commissions from both the lessor and the lessee. It ranges from 5% to 10% of the advance rental payment which usually is 6 months rental.

It can be difficult to find a furnished house in Addis Ababa however there are agents operating to help you find the houses.I have fully furnished Apartments to let you can see it on classified section but I am not sure if you are looking for an Apartments you can contact me when you get to addis and I will introduce you to Agents who can help you find houses but we will need to know your budget and desired locations.

I am reading a sunday newspaper, Fortune, and was looking for info on Classified section, Houses to be rent. The following info may give you some insight on housing prices in Addis:
-Bole Area, furnished villa with 3 bed rooms,1.5 bath rooms, 4 service rooms, rent per month Birr 13,000 ($1,000)
-Bole area, L-shaped villa with furniture, 3 bed rooms, 1.5 bath rooms, 3 service rooms, rent per month Birr 8,000 ($600)
-Bole Raod, furnished villa, 3 bed rooms, bathroom, 2 service rooms, Price per month Birr 8,000 ($600)
Please note that Bole area is one of the residential areas preferred by expats.

You may have found your apartment ..my advice is always to rent place for three days in the mean time..find someone to give you a tour around the hotels and apartments for rent..so you could get good bargain price...good luck
