Water from Spring or creek in your property  can be used. I am using it. Lease farm used to be easy in the south. It may still be possible. What are you planning to farm , Tree crops,Fruit Trees or Something like Corn ?

Thanks for the reply.  I'm not sure what type of ag I would do.  At a minimum I'd grow a bunch of stuff for subsistence and have a few livestock.  For the rest of it I'd like to find something that won't get wiped out by a hurricane, and something that has a viable market--whatever that may be.  Vegetables, meat, tobacco, etc.

I have to figure out what is 'that thing' that is needed, and then find a way to meet that need.  But I'm not sure what that need actually is.  And if no one is doing it, maybe that is also telling me something.

Seems like logistics is a big hurdle.  And maybe that alone is a business opportunity.  Maybe run a co-op and get those products to wholesalers rather than try to produce tons of it alone. Or run an import operation or a processing plant.

Random question, but if you had to buy a truck--which one would you buy?  I can see myself breaking down somewhere with a truck that no one can get parts for.  I figure whatever truck I'd bring/get, that's what I would have for the longterm.  Not sure if an old Chevy truck is easy to get serviced, for example.  Or if a diesel would be preferable due to fuel prices.
