Hi. Do you mean residency as an investor? I've been doing a lot of "googling" for when it's my turn to get residency and eventually citizenship. Here are some links with general info about the kinds of residencies you can obtain in Nicaragua

There's a lot of running around for getting documents and then getting them an apostille and THEN getting them authenticated at the nearest Nica Consulate AND THEN get those docs translated in Spanish. While it certainly won't be a walk in the park it isn't impossible either. Just will need to make sure you have all the docs that you need and take the time to get the right person to stamp them etc. I hope these links are as informational for you as they have been for me.

To get an investor's visa, you must invest min. 30,000$. You have to present your project with various papers to the MIFIC (Ministry), they will visit your location and then establish an official document which you use - among others - to submit to la Migracion for residency. As an investor you can directly apply for 5 years.

There is a special Law to encourage investments in tourism, you will not pay any taxes during ??? years.

But I advise you to do your own good research: Visit Nicaragua and the region where you want to invest, talk with investors/hostal/hotel and restaurant owners and tourists!

Almost everybody who invests in Nicaragua, invests in tourism - and many businesses are closed down after a few years.
