Missing Hungary

I鈥檓 looking for some practical, experience鈥慴ased input and thought this would be the right place to ask.

My wife and I lived in Hungary for about seven years and left roughly four years ago, relocating to T眉rkiye. At the time, there were several reasons for the move:


Our property in Hungary had become too demanding (a village near H茅v铆z, ~3,000 m虏 garden and a ~280 m虏 house), especially for my wife to manage.

My own physical abilities were already starting to decline.

We also received a relatively good offer for the property, which made the timing sensible.


We are generally happy in T眉rkiye and currently live in Mahmutlar, where the general infrastructure is excellent. However, my physical condition has continued to deteriorate. We now live in a duplex, and stair climbing has become very difficult for me, which is a growing problem.

There are also some additional concerns here:


Private healthcare costs are high for us (currently around EUR 1,000 per month).

Residency permit (ikamet) rules and renewals feel increasingly uncertain.

Realistically, at some point we may be forced to move again.


Because of this, we are starting to look at alternatives. Hungary is one option again (H茅v铆z in particular), and Bulgaria (Burgas area) is another.

H茅v铆z has several advantages for us:


We already know the town and some people there.

The lake is a major plus for my wife.

We are familiar with Hungarian bureaucracy and how things work in practice.


That said, we are running into a practical difficulty. Although there are many houses and apartments advertised in and around H茅v铆z, surprisingly few seem genuinely suitable for people with limited mobility. This is a bit unexpected, given H茅v铆z鈥檚 reputation as a spa and health鈥憃riented town.

Additionally, asking prices often seem to be at the higher end, especially considering the age and condition of many properties.

To be concrete, our rough requirements would be:


Minimum ~120 m虏

Three bedrooms

No more than ~700 metres from H茅v铆z lake

Layout suitable for reduced mobility (minimal or no stairs, lift if apartment, etc.)


I would be interested to hear from anyone with recent experience of:


The current property market in H茅v铆z or nearby areas

Finding genuinely mobility鈥慺riendly housing there

Whether our expectations are realistic, or if we should be adjusting our assumptions


Any constructive input or first鈥慼and experience would be much appreciated.

120 meters for 2 people seems like allot of space.

Half that size would be fine for us.

Right now might be a good time to look into real estate.

Prices are not going up ATM.

Lots of new building around Balaton area which should come with a lift.

Not sure what prices are per square meter right now.

In Budapest they are over a million per meter. Some areas even higher.

You might want to narrow it down to what you need, a secure building with a lift that is modern and easy to keep up or a house with land that requires upkeep.

I read online (might have been Euronews) that HU house prices will be stagnant for some time (i.e. not increasing) due to the change in regime.聽 They may actually get cheaper.


Conversely the HUF has increased in value since the election.聽 That's going to make it more expensive for expats to buy into the market.聽 聽And then there's the EUR which will probably arrive in a Tisza second term.聽 This will change the value dynamics.


People should be aware there is likely to a lot of investigations into the crazy building boom around Balaton since this is all mixed up with the former regime's extensive grifting.聽 And a lot of the elite's cash will be moving overseas and not be invested in HU.聽 Over development is what has been going on.聽 There environment around there is likely to be heavily effected - heavy pressure on water, sewage, garbage collections, medical and general services.聽 We were down at Balaton a week or so ago and there's still a lot of apartment and house building going on.聽 No idea if these are holiday places or they are actual residences.


I can envisage a lot of housing and especially apartment type property in Balaton and elsewhere being tied up in litigation or construction to just stop if it's identified as unexplained wealth of the HU broligarchs.聽 I understand the NAV (tax office) has already frozen some assets of these people to stop them cashing in and making a run for it.


Day to day, what is really obvious is the price of energy - it's becoming outlandishly expensive.聽 Everything is more expensive but gas, electricity, diesel, petrol and everything dependent on it in the supply chain is affected.聽 聽There is going to be a global recession for at least 2 years.聽 And there's only 1.5 persons who caused it.聽 Yes, you guessed it,聽 1 x Mango Man aka Donald J Trump and 0.5 x his handler Vlad Putin.

True, checked out that site, IDK anyone,s budget but those prices defo are not in mine!

500,000 Euros could buy a nice little ranch in New Mexico with a horse or two plus swimming pool.

Why live in Hungary if it breaks ones budget?

I did look around Hevis, need my HU husband to really do any research, much better prices if you are a local and can read Hungarian.

Might be best to contact an agent and let them know what you are looking for.

Another nice little area is Keszthely.

Keszthely I know quite well, my chess club was there (very welcoming), but Heviz Lake is far away (requires transport, rather than just walking), big shops are outside of the center, the hospital is very old. A the time (when I was stil mobile I even liked Keszthely). Keszthely has a very nice center and castle (which I visited often also for concerts, the in the center theather is definitely a plus as well (we visited once per month).

Of course, we all want to help.

I think the best way is to go to a real estate agent or look at adds in Hungarian for sale by owner type sales.

If the add is in English, they usually raise the prices, thinking we are all made of money since we speak English.

You can always just rent a place for 6 months or so and take your time looking at properties if you still wish to buy instead of rent or lease.

We wish we had more time to look around before we bought our flat.

We had been trying to sell my deceased MIL,s house in Erd for over 18 long months.

Quit our jobs in the US and lived off our savings until the hoe was sold;

My SIL could of doen what we did since she lived a 5 min walk away but she was useless;

My husband just decided to get it done no matter how long it took or how low our savings was getting.

After we found a buyer we had barely enough cash on hand to buy this flat we now have, had 2 weeks to settle in and went back to work in the US for a couple of years before returning to Hungaryu. Hard to just leave the place empty for years, no tie to paint it or do any real improvements on it.

Worked for 6 month came to Hungary for the spring till fall, went back and worked for years. Never had the time of extra cash to do much with this flat.

After we retired we no longer cared much to fix it up. IDK, why not but it just did not seem very important to fix up an old place. Think often of selling it as is and moving on.

Now as my husband is pushing 79 he no longer wants to fix a place up for the next owner to enjoy; Could get more if we fixed it up on a sale but then again, the stress, hassle of dealing with workers etc; might actually put us in the grave!

We almost are open to doing a clean swap with a house of more modern flat.

We paid full price in cash and would like cash again if we ever sell out.
