Looking for FIAIP approved real estate agent

Hi,

I'm a Californian and I'm looking to permanently relocate to the Trieste or Lake Garda area of Italy in May of 2026. I'll be taking a month long trip in March to look at villas with an agent and hopefully sign a lease. I am not and will not be looking for work. I'm retired.

Any leads for finding a great, helpful, smart agent would be greatly appreciated.

You can find real estate agencies online in your choice location, Trieste is a city not a small town.

I caution you against 鈥渃onsultants鈥, not that I think they are all bad, I am sure most of them are honest, but my experience of the past 3 months trying to buy a house in Sicily turned out really bad until the last minute when I could no longer ignore the red flags, so I ended up with no house which I really liked and was even called 鈥渄isrespectful 鈥 by the consultant because I insisted on the customary legally binding preliminary contract to protect my deposit of 10% which I refused to fork over without it.You can鈥檛 make this up!

A lot of non-Italians not familiar with Italian law covering property purchases go along with what they are told and I am sure most if not all get lucky and do not run into problems. This consultant works with a real estate agent not affiliated with any agencies and possibly out of her home which is not a problem as I expected her to do the customary paperwork instead of some chicken scratch by the consultant I guess at his kitchen table which was not acceptable to me. I even lined up a lawyer at that point but couldn鈥檛 have them review the unprofessional paperwork , so I told the consultant I had enough.

An established real estate agency is your best bet because they have a license to protect, a real estate lawyer is double safety. Many times one uses the other so if you like either an agency or a lawyer ask for a referral to the other.

You can just search for agenzie immobiliari a Trieste, many have English information on their site. It is overwhelming and hiring a consultant sounds less frustrating but you need to find out before you get involved how they do things, most want their fee upfront, I stalled because a little voice in the back of my head made me pause, call it a trust issue if you want but I would be out 5,000 euros if I had not listened to that little voice. Consultants are called that precisely because they are not licenced agents and work聽 illegally if they ask for commission on a sale.聽 聽Even if they are affiliated to the agent, it is the agent you need to deal with and see the property with.聽 A consultant such as those used by large franchised agents has no legal responsibility or accountability for anything they say or do, which is why you should get everything in writing if you are remotely concerned about an agent's status.聽 Ask for their REA number, and you can check them out on this site:聽
