Is it standard practice in Riyadh to have to pay SR 5,000 commission before you've even signed the lease?

No it is not ....and no commission should be payable. (someone is having you on) dont pay it.

The only fees to be paid will be to estate agency (alkaria) if on is involved. (betweem max SR 1000)

Otherwise its pay the previous tenant upto the date they have paid the landlord, and then you make the payment to landlord in future. (after signing contract)

No other commission is payable!!

it sounds fishy ... some people pay 5% of total rental for commission on properties if they helped you to get a place.
But its after you have signed a conract

Most real estate agencies here take 5% commission for rental and sales commission and 2.50%, but the commission is received after the signing of the lease. You can reduce the discussion to the commission in the event you are going to be a permanent customer with them and there is flexibility in that. Greetings

You sure it's a commission and not just a deposit?

When I got my apartment I paid a few thousand (they asked for 10k initially) for them to hold the Apartment until I signed the contract. However this money was deducted from the total price.

Commission paid in the case of a broker, agency or person who helped you get to rent an apartment or villa. But do not pay in the case of rent from the owner directly, without intermediary. And pay a token amount to be deducted from the total value of the rent is the sense of seriousness and booking . Can not rented the apartment or villa to another person except in the case of the presence of the person who paid the bond and says he does not want to continue to lease
