Renting Requirements

Is there any soft of requirements to rent property if the Philippines?  For example, can someone with a short term visa, which will be extended, do a long term lease?

Never had a landlord ask for passport or visa proof! Only money! Leasing is a civil commercial thing and DFA doesn't handle that as far as I know! If you pay your rent and deposits you should be good to go! You can usually pay less for long term lease!

When inspecting the property, check the quality of the fittings. Landlords put in cheap and flimsy fittings that they charge you for when they break, 3 toilet seats, 2 door locks/knobs, 2 shower heads in a 12 month stay gives you an idea of the suitability and standard provided.

Thanks for replies.  I currently live in Thailand and there are requirements like residency certificate, some other obscure registrations and a long term visa.  I wanted to find a place quickly in Angeles while my SRRV is being dealt with.

Never asked for visa information. They usually prefer foreigners anyway.
