Looking for a copy of a land lease I could modify to suit my needs. Does anyone have a standard copy?

Wife owns land, and has put a fair bit of money into it, Durian is being grown and so large yield have been taken for a few years. Wife has not benefited in anyway. Included the youngest brother to share and help his family. Offered B20,000. Wife asked for B50,000. Was told to work on the farm herself if she wanted that. My idea is to lease the land in my name. Brother has reneged on original agreements.

If you have a registred marriage in Thailand the Land Department will not allow you to make a Long Term Lease on the land in yur wife's name
