I have heard about knockdown houses, have a look into them before you commit to building something so small.

Johan, it seems ridiculously cheap! I own and run a housebuilding company in the UK and have been running it for 30 years, so I believe I can be called a professional builder with experience, and I am having a fully finished 3 bedroom house at 130 sq mtrs (1400 sq ft) being built near Surin, in the middle east of Thailand for 3,000,000 baht. I have fully looked into the building prices in the region, and also compared it to the Bangkok area and I am not paying too much for a top quality finished new build. It depends on what size house he has quoted for you, however when you consider I am paying 10 times what you are paying and so I would say you are not paying over the top for it, the opposite in fact, I would be slightly wary of this cheap price.

It sounds a little high to me but maybe it's ok for the area. I would

get a 2nd or 3rd contractor quote if you are spending that

amount. Are you sure you want something so small?

I just want to confirm things with you, you are paying 300000 baht, the equivalent of approximately £7,000 to build this house? What is the size of the house.

My parents in law will fit in it:) Right now they live in a tent, so it will be an upgrade for them. Also thank you for mentioning those knockdown houses. I looked into them and it seems they all range in the same price category.

After doing some research and asking around with other contractors, the price of 300000 thb for the 20square meter house seems okay. It could be a bit cheap or expensive based on how well it is made. I guess i will go for this price and I might have to expect to pay a bit more later.

Are you sure it is 20 Sq Metres, that is crazy small. If  it is correct then it is far too much.

According to Thai Appraisal and Estate Agent Foundation construction costs for a high end single storey building in the Bangkok area is 16,400 Baht Per Sq Mtre. I assume rural Chang Mai would be cheaper? Making your build come out at 320,000 baht.  This build price is for a high quality finish with everything included. My previous post is wrong, for what you have described the construction would be around 220,000 baht, plus whatever profit he is adding on.

My gf bought a prebuild (knockdown house....?) for her mother 6x4 mt size with build in bathroom complete of shower, toilet, basin, tails and non slip pavement.

The main room has similar to wood pavement, air conditioner, 3 Windows and door,  It is provided of an outside covered veranda complete with all round seat and table at a small factory in Chonburi. Factory owner transported and placed it in Phicit, a location 1 hour drive south of Pitsanulok, but they do deliver everywhere in Thailand.

She paid for all this 180,000 baht ( 5,000 €uro ) including delivery.

Can be any color you wish.

They had to prepare a concrete surface where to place the house which is 50 cm above soil level to avoid flooding.

The result was great.
